FAQ’s

Can I sell my land or property without using a real estate agent?

Yes, you can sell your land or property without using a real estate agent. This process is commonly known as a ‘private sale’ or ‘sale by owner’. However, it’s important to note that selling a property privately entails taking on various responsibilities and risks that are typically handled by a real estate agent, such as marketing, negotiations, paperwork, and legal compliance. You may want to consider seeking legal advice or using online platforms that offer assistance with the sale process to ensure you meet all the legal requirements and achieve a successful sale.

How should I choose a real estate agent?

Choosing the right real estate agent is crucial when you’re looking to buy or sell a property. Here are some steps to help you select the best real estate agent for your needs:

Research: Start by researching local specialist real estate agents in your area. By this, we mean ensuring you are researching the right kind of agent for the right kind of sale. There is no use spending time researching an agent who specialises in selling residential properties to Mr and Mr Smith; when you are selling a commercial development site to a developer, investor or home builder. You can do this online, ask for recommendations from friends and family, or arrange an appointment to speak to the agent in person.

Check Credentials: Ensure the agent is licensed and in good standing. You can verify their license with your state’s real estate regulatory agency.

Experience: Look for an agent with a solid track record of successful transactions, especially in your neighbourhood or the type of property you’re dealing with.

Expert Knowledge: An agent who knows your area well and can provide valuable insights and market expertise.

Reputation: Check online reviews, ask for references, and speak to past clients to gauge an agent’s reputation and professionalism.

Interview Multiple Agents: Don’t settle for the first agent you meet. Interview at least three agents to compare their services, marketing strategies, and personalities.

Communication: Ensure that the agent communicates effectively and promptly. You want someone who is responsive and keeps you informed throughout the process.

Marketing Plan: Ask about their marketing plan for your property. Do they recommend you sell off-market or on-market, and what are their advertising costs? This should include online and offline marketing efforts.

Fees and Contracts: Discuss their fees, commission structure, and contract terms. Make sure you understand the costs involved.

Compatibility: Choose an agent you feel comfortable working with. Trust your instincts; a good rapport can make the process smoother.

Negotiation Skills: A strong negotiator can make a significant difference in the outcome of a deal. Ask about their approach to negotiations.

Legal Knowledge: The agent should have a good understanding of real estate laws and regulations. And in particular, knowledge and experience in transactions that involve put and call options deeds.

References: Don’t hesitate to ask for references from past clients. Speaking to people who have worked with the agent can provide valuable insights.

Documentation: Carefully review any agreements or contracts before signing them. If you have questions or concerns, seek legal advice.
Remember that selecting a real estate agent is a significant decision and taking the time to choose the right one can greatly impact your real estate experience. Take your time, ask questions, and trust your judgment in making your choice.

What are the fees for your estate agency services?

Similar to a traditional real estate agency, we operate on a flat-fee commission basis, meaning if you don’t sell, we don’t get paid. Our point of difference lies in the added-value services we offer as part of our fixed flat fee structure.

What services are included in real estate agent fees?

We offer these additional services as part of our commission structure:

● Feasibility analysis of your site to determine highest and best use and potential yield, including an Indicative Lot Layout Concept Plan (if required)

● Consultation with Local Council to better understand your property’s development potential (if required)

● Extensive network of developers and homebuilders active in New South Wales and Australia-wide

● Once an offer has been accepted and the due diligence period has commenced, we will act on your behalf right through to settlement. Meaning every time, the developer (or a consultant engaged by the developer) steps on to your property, we will be there to greet them. This is particularly useful if you do not reside at the property, or if your property is vacant. We are also happy to act as the conduit between the developer and your surrounding neighbours, should access to adjoining properties be required.
